Healthy Land Values

The effects of landfills and other solid waste facilities on nearby residential properties are not easily generalized. The impact of landfills on residential property values has been the subject of a wide variety of published studies, yet there is no consensus.

Property values are not necessarily affected in an adverse way by close proximity to a landfill. Some studies have found that landfills actually have had a positive impact on the sale prices of houses, as a result of infrastructure improvements in the area that accompanied the development of the landfill.

Overall, state-of-the-art, environmentally safe landfills, transfer stations, and waste-to-energy facilities can contribute to healthy land values not only through infrastructure improvements but also through host community fees, tax revenues, jobs, reliable waste disposal services, and energy generation.

To the Point
As a former official of the Illinois Environmental Protection Agency put it: “Landfills and communities can work together and accept each other and actually benefit from each other.”
