The effects of landfills and other solid waste facilities on nearby residential properties are not easily generalized. The impact of landfills on residential property values has been the subject of a wide variety of published studies, yet there is no consensus.
Property values are not necessarily affected in an adverse way by close proximity to a landfill. Some studies have found that landfills actually have had a positive impact on the sale prices of houses, as a result of infrastructure improvements in the area that accompanied the development of the landfill.
Overall, state-of-the-art, environmentally safe landfills, transfer stations, and waste-to-energy facilities can contribute to healthy land values not only through infrastructure improvements but also through host community fees, tax revenues, jobs, reliable waste disposal services, and energy generation. |
